Many landlords shy away from renovation costs. But the legislator allows 8 % of modernisation costs to be passed on to the annual net rent (cap limits apply!).
Not everything that costs money can be passed on. Maintenance (repair) must be deducted. Only genuine modernisation (improvement) counts.
Let's say you invest €50,000 in a new heating system and insulation. Of that, €10,000 is saved maintenance. That leaves €40,000 in modernisation costs. 8 % of that is €3,200 per year, or approximately €266 rent increase per month.
