What does an energy consultation cost?

Costs depend on the scope of services and size of the building. The initial consultation is always free. For an Individual Renovation Roadmap (iSFP), BAFA covers a large portion of the costs. Your actual contribution is typically between €300 and €600 for single- and two-family homes. For multi-family properties, we're happy to provide a tailored quote. We'll give you transparent pricing for your specific project in the initial consultation.

What is the iSFP bonus?

When you implement a renovation measure recommended in the iSFP, you receive additional governmental funding (iSFP bonus). For typical renovation measures, this can amount to several thousand euros – which alone covers the consultation cost several times over.

What funding is available for rental properties?

Accepted Answer

Landlords have access to the same BEG individual measures as homeowners: a base grant for building envelope and building systems, plus iSFP bonus. For heating replacement, separate funding rates apply (without speed and income bonuses – those apply only to owner-occupiers). Additionally, there is the KfW supplementary loan (up to €120,000 per unit) and the option to deduct renovation costs for tax purposes. However, the §35c tax bonus is only available to owner-occupiers.

Does the iSFP bonus also work for multi-family buildings?

Yes. The iSFP bonus (bonus and double eligible costs) applies to all building types. For multi-family buildings, the effect multiplies with the number of units – making the renovation roadmap particularly worthwhile for larger properties. Consultation costs are generously subsidised by the government.

How does the modernisation levy work?

Under §559 BGB (German Civil Code), you can pass on 8 % of the modernisation costs (minus subsidies) to the annual rent. Cap limits apply: a maximum of €3/m² within 6 years, or €2/m² for rents below €7/m². We calculate your specific options as part of the renovation concept.

How long does the entire process take?

From the initial consultation to the completed iSFP, expect approximately four to six weeks. The subsequent implementation depends on the type and scope of measures – but we're happy to guide you through that as well and ensure a realistic timeline.

Am I obligated to carry out any work afterwards?

No. The renovation roadmap is your decision-making basis – what you do with it is entirely up to you. There is no obligation, no ties to specific contractors, no hidden clauses. We provide manufacturer-independent advice.

What is an Individual Renovation Roadmap (iSFP)?

The iSFP is a federally-funded consultation tool. It shows you which measures are technically and financially viable for your property – in what order, at what cost, and with what savings. And: anyone who renovates based on an iSFP receives additional funding on each individual measure.

Do I have to book all services from enbe?

No. Each service can be booked individually. We recommend starting with the renovation roadmap – it's the foundation for everything else and secures the iSFP bonus.

What area do you cover?

Upper Bavaria and Swabia: from Augsburg via Murnau and Kempten to Holzkirchen. For larger projects, we also work beyond this region upon request.

Our focus is on existing buildings, as this is where the greatest leverage for energy efficiency and value preservation lies. For new construction projects, we recommend specialised planners, but can provide support in individual cases.

How long does a renovation roadmap take?

Typically 4–6 weeks from commissioning, including the on-site visit. For urgent projects (e.g. ongoing purchase process), we can discuss prioritised handling.

What is a bank-ready renovation concept?

A bank-ready renovation concept contains all the information your bank needs for a financing decision: the documented current energy status, a concrete action plan with cost breakdown, projected subsidies, and a profitability calculation. This avoids follow-up questions and speeds up the loan process.

Is an energy renovation worthwhile for rental properties?

In most cases, yes – for three reasons: First, you secure attractive grants (building envelope with iSFP bonus). Second, you can pass on up to 8 % of the adjusted costs as a modernisation levy on rent. Third, you increase market value and reduce vacancy risk. Do you also offer acquisition consulting?

Yes. When you're evaluating a property for purchase, we analyse the energy status and calculate the realistic renovation requirements including funding potential – before you sign the purchase agreement. This way, you see the actual investment needed, not just the purchase price.

Does an HOA need a majority for energy renovation?

Yes, energy renovation measures generally require a majority vote at the owners' meeting. Since the WEG reform of 2020, a simple majority of present owners is sufficient for many measures. We prepare a clear resolution template with cost breakdown per owner, simplifying the decision-making process.

Who applies for funding in an HOA?

The funding application is submitted by the HOA as a community or by the individual owner for their share – depending on the programme. For BEG individual heating measures, applications go through KfW; for building envelope and systems, through BAFA. We handle the complete funding process or support your property management in doing so.

How does the collaboration with our property management work?

We work directly with your property management and relieve them on all energy-related matters: existing condition analysis, renovation roadmap, funding applications, resolution templates, construction supervision. Management retains control; we provide the expertise.

Can the management costs for the renovation resolution be funded?

Yes. The additional costs of HOA management for the resolution of a fundable energy renovation, funding application and processing can be considered as ancillary measures. This means: even the organisational effort required to reach the resolution is eligible for funding.
